Question Time: Why are we no closer to solving the housing crisis?

As an industry, the housing sector is seeking consistency and effective leadership from the government. However, following another cabinet reshuffle and two new MHCLG appointments at the top – many have concluded that no one has been in these posts long enough to drive real change and the issue of housing is languishing in limbo. In this question time style debate, we will assess where we are, where we want to be and what the industry needs from the government to realistically deliver the 300,000 homes a year target. Topics that will be covered include:

  • Housing For The Many, A Labour Party Green Paper vs Fixing our Broken Housing Market White Paper
  • London vs the Regions: How are the metropolitan mayors doing in championing increased supply?   
  • The perennial planning problem: will the proposed revisions to the NPPF help or hinder housing development?
  • Affordable and social housing provision: is this the responsibility of the government or private sector?
  • The evolution of joint ventures: public sector land assembly and private capital
  • The Consumer: Innovation in mortgagees, ownership and tenure

Build-to-Rent: The Next Frontier

The number of BTR homes completed, under construction and in planning across the UK grew by nearly a third in the year to the end of Q1 2018. While London still marginally leads in terms of market share of BTR homes completed or in planning, the UK’s regions now have a significant lead over London in terms of greenlighting developments, accounting for 62% of all BTR homes under construction. As population density spreads from London across the rest of the UK, so the BTR sector should also expand to meet growing occupational demand - Alex Greaves, Property Week 10 May 2018. BTR continues to gain encouraging momentum in the UK, however - it still has a way to go in comparison to mature asset classes such as student accommodation. In this session we get under the skin of the BTR commercial reality and chart the next steps in the long journey to maturity.
